No matter if it is an ADU (Accessory Dwelling Unit), midsize, or multigenerational home, our goal is to build the best home for the best price for families in the Skagit Valley and the counties of Snohomish, Island, and Whatcom. Our on-your-lot builder program allows you to have a site-built, stick-built home at a cost far below what a custom home builder would charge. We can help you to develop your raw land or replace your mobile or manufactured home with a home you will never have to replace.

Our lenders understand the equity you can gain. Even in our modern times, you can possibly secure 100% financing that will allow you to build your new home using your existing equity or the equity that you will gain from the finished home.

We know we have competitors such as Hiline Homes, Lexar Homes, Reality Homes, and Adair Homes, but our past association and employment with those companies allow us an insight into understanding your needs and the pitfalls associated with an on-your-lot builder program.

When you purchase a home from us, we try to make it as simple as possible. Our price includes enough foundation for a level piece of land. The house is then built on that foundation and framed with 2×6 studs and modern conventional construction techniques. It is then finished, complete with cabinets, carpets, sinks, toilets, roofing, gutters, etc.

What isn’t included? We try to be very clear on that, here are some of those items:

  • Paint — Interior and exterior. We work with you to coordinate when these tasks need to be accomplished. You may paint yourself, or hire a professional painter.
  • Site development work. You are responsible for hiring your excavator and having water, septic/sewer, power, etc., brought to the site, and having all permits prepared.
  • Appliances
  • Exterior steps, decks, porches, sidewalks, driveway
  • Steps from garage into house, if needed
  • Crawlspace well and cover
  • Permit costs

We try to be VERY clear on what is included in our program. We will outline on paper what your costs will be for the entire project. We understand this is a very large purchase and you need all the information possible. Please don’t hesitate to ask for a no-obligation quote.

We have a number of standard plans to choose from and we are happy to modify a plan to fit your needs. We may also able to design a plan from your ideas and our experience. This may be the best fit for you and your unique situation. We can often do this custom designing and keep the home in the same pricing structure as our standard homes. Please contact us with your plan or ideas. All of our homes are engineered by a licensed Washington State engineer. Before you start, we are happy to meet with you at your property to help evaluate it. Once we start, we will provide you with the documents, plans, site plan, and experience to help you get your building permit at your local city or county building department.
